Lydia gives a deed to Lou Ann on November 15 . On November 28, Lydia gives another deed on the same land to Betty. Betty knows about the deed to Lou Ann, but records her deed on November 30 . Lou Ann records her deed on December 15 . Assume the parties live in a jurisdiction that applies the notice system of recording. Assume both are good faith purchasers. Explain the rights of the parties.

In a notice jurisdiction, Lou Ann will have priority. Betty is not a good faith purchaser because she
had actual notice of the conveyance to Lou Ann and recorded her deed anyway.
