There are four major parts or clauses of a deed.
The Premises clause includes general information such as the legal description and the identification of the parties, the granting clause and the consideration, if any.
The Habendum Clause defines the nature of the estate being transferred.
The Covenants Clause contains promises made by the grantor with regard to the title being transferred. The grantor is affirming that there are no encumbrances on the grantor's right to freely transfer the property.
The Execution Clause which precedes the grantor's signature and evidences the deed
was signed in the presence of a notary or someone authorized to administer oaths or affirmations.
