Answer to Question 1

A title search begins with the current owner of the realty and looks back to former owners. It then looks forward from the date each owner took title to the present for anything recorded that would represent a claim on the title of a former or current owner. The process is repeated by looking back at the transfer to each of the prior owners and searching forward for claims against title.
