Briefly describe the common law system.
 
  What will be an ideal response?

For a valid transfer of real property, a deed must be:
 
  a. Recorded and registered at the Register of Deeds office
  b. Delivered and accepted
  c. Signed by the grantor and grantee
  d. Witnessed by at least two witnesses

Answer to Question 1

The common law system is derived from judicial precedent, rather than being statutorily
based. Nowadays, under the American system, it is a combination of statutes and judicial
decisions.
