Answer to Question 1

A general warranty deed is the highest level of assurance to the buyer. The grantor warrants that the property is being transferred and conveyed without any reservation and is free and clear of any encumbrances or defects including those from prior owners. In a special warranty deed, the grantor gives a limited warranty, which extends to the grantor's interest only. There is no assurance with respect to previous owners in the chain of title. In a quit claim deed, the grantor makes no assurances concerning the quality and content of title. The quit claim deed is used when the interest of the grantor may be in doubt.

Answer to Question 2

A
