REITs are Real Estate Investment Trusts. They may be publicly held or private companies that avoid the corporate income tax as long as they meet statutory tests that restrict its business solely to commercial real estate activities. REITs must distribute practically all (95) of its net income to shareholders as dividends and must hire others to manage their properties.

Threats: Not acting aggressively to meat competitive goals, reacting to unnecessary technology, not capturing the Web site visitor.

Opportunities: CVBs are positioned in a leadership role to provide travel information and maintain the position of the destination's official source for that information. They can further leverage existing travel partner relationships to raise co-op marketing funds, generate revenue from online booking, and provide a platform for partners to expand their online presence.
