Answer to Question 1

Tenants have the right to quiet enjoyment of the rental property. The tenant has the right to occupy the property and use it in any way permissible under the terms of the lease. Certain remedies are also available to the tenants in the event of disputes with the landlord.

Answer to Question 2

Tenants have the obligation to pay rent, avoid causing damage to the property and to refrain from behavior that interferes with the right of quiet enjoyment of other tenants. Tenants are required to surrender the property peacefully at the end of the term of the lease in the same condition as when it commenced, normal wear and tear excepted.
