Answer to Question 1

A lease may be used as a means for purchasing a home. It may also be used to permit a buyer of the real estate to gain possession when the closing date is delayed, or allow the seller to remain on the premises beyond the closing date.

Answer to Question 2

Landlords are required to rent a premises that is habitable and meets a minimum standard of suitability for human living. Other duties may be specified in the lease including the obligation to provide utilities and other services.
