Answer to Question 1

It assists the recorder of deeds in returning the recorded deed to the proper parties after
processing. It is also of assistance to title searchers by providing them with information on the existence of potential title insurance and availability of a prior title abstract or report including help if there is some error in the deed that must be corrected.

Answer to Question 2

The date and identification of the parties, where the parties are identified by their legal names. The granting clause recites that the grantor have granted and conveyed the property to the grantee in exchange for the consideration paid. The legal description describes the property being transferred. The recital describes how the grantor obtained title. The under and subject clause lists encumbrances, covenants, easements, and any restrictions. The appurtenances clause states that the grantor transfers not only the land, but all the building, improvements, and rights associated with the ownership, possession and use of the land.
