The bankruptcy trustee maintains control over the bankruptcy estate and preserves any of the debtor's available assets for the benefit of the creditors or other interested parties. Bankruptcy trustees have the authority to take control of the assets, investigate fraud, uncover hidden assets, and recover property that was transferred fraudulently.

The purpose of a deed is to act as the document that conveys an ownership interest in realty, and is evidence of title to that property. The deed may be used by the grantor to expand or restrict the rights regarding the use of the land. Finally, a deed can be used to describe specific rights to use things like easements and riparian rights
