A title abstract is a written listing of all recorded documents and notices of public record which affect a particular piece of property. The abstract is the result of the title search.

Answer to Question 2

A title examination is the process of reviewing the chain of title and all documents and restrictions listed in the abstract. The title search searches the records, the abstract lists the items located during the search and provides copies of those documents, and the examination determines whether the items affect the seller's ability to convey good title. The items which affect title are then compiled and presented in the title report.
