Conservation easements are restrictions created for the specific purpose of land preservation programs. By offering favorable tax treatment or exemption from real estate taxes, the government encourages property owners to place their properties into land preservation programs.

They are similar in that they both contain a dominant and servient estate. Both may also be sold or transferred. The primary differences between the two are that easements in gross have no particular parcel of land designated as the dominant estate; rather, there is an individual, company or the public at large that benefits from the easement. Easements in gross are typically created for commercial purposes, like a utility easement. In contrast an appurtenant easement has a particular property, usually adjoining that enjoys the benefit.

Covenants are agreements between sellers and buyers of land and are usually related to the land. The most frequent use of covenants is in land development to control lot sizes.
Unlike an easement, a covenant applies to the entire parcel of land, not just some fraction of it.
