Clark will first conduct the title search, consisting of searching the public records for recorded documents that may affect the title to the real estate. He will prepare an abstract that is a written listing of all recorded documents and notices of public record found during the search. He will next examine the abstract by reviewing the chain of title of the property. Lastly, he will issue a summary report of his efforts. This is called the title report.
