The Astons contracted with John King to purchase property from him. Answer to Question 1

A deed does require a grantor with capacity. However, there was a valid contract and there was a grantor - the legal formalities were eventually completed and the underlying transaction is not invalid because of a slip-up in filing - there was always a party to the contract and the deed can be redone with the proper date.
