The Astons contracted with John King to purchase property from him. After the transaction closed with the Astons, the secretary of state rejected the LLC documents for some missing information. Answer to Question 1

A deed does require a grantor with capacity. However, there was a valid contract and there was a grantor - the legal formalities were eventually completed and the underlying transaction is not invalid because of a slip-up in filing - there was always a party to the contract and the deed can be redone with the proper date.
