The key to identifying and quantifying the impact of a delay with conviction
lies in proper documentation. If a delay occurs while a realistic and up-to-day schedule is
being used, the impact of a delay can be more readily identified. So the main suggestion
is to keep the project schedule up-to-date and carefully document any impacts that are
associated with the delay.

Answer to Question 2

As-built schedules show how and when various activities on a project were
actually performed. The value of as-built schedules is greatly enhanced if there is a
reasonably realistic as planned schedule to which comparisons can be made. Such a
comparison may be quite compelling if most activities took place as planned and the
impact of delays can be isolated
