Metes and bounds are the distances and boundary lines of the property starting from a designated place of beginning, traveling along the boundary lines until returning to the beginning point. The role of metes and bounds is to provide a legally accurate description of the property. The use of natural monuments, such as trees or stream beds, is gradually being replaced by in-ground concrete markers or iron pins.

Answer to Question 2

The accuracy of the description is critical. Only the land described is transferred. If the description is not accurate and part of the parcel is omitted, the portion omitted is not transferred and remains in the ownership of the grantor.
