Bart's son Bob has always been irresponsible. Bart wants to make sure that Bob has a place to live after Bart passes away, but does not want to leave the house to Bob. Bart would prefer that the property pass to his granddaughter, Sally, after Bob dies. Discuss what Bart can do to accomplish this.

Bart should leave a life estate in the property to Bob, with the remainder interest passing to Sally after Bob dies.
