The tenant has the right to occupy the property and use it in any way that is permissible under the terms of the lease, so long as the use is not illegal, does not interfere with the rights of adjoining owners and occupiers, and does no damage to the property. The tenant also has a duty to pay the agreed upon rent and surrender possession of the property at the end of the term of the lease. Other duties may be set forth in the lease such as repairs, utlities and snow removal.
