Paralegals may draft documents, such as agreements of sale, installment sale contracts, loan commitment documents, deeds, leases, and correspondence; review title searches and reports; review and prepare a summary of the important terms in contracts such as agreements of sale and leases; perform closing, settlement, and post-closing responsibilities; record mortgage, deed, assignment, release, and other documents; prepare tax filings; secure zoning permits and applications; prepare legal descriptions; arrange for payoff of notes and release of mortgages; notarize documents at closing, if qualified; arrange for liability and hazard insurance; order and conduct lien searches; assess and analyze ownership, whether sole or joint; assess and analyze types of realty; assure compliance with governmental requirements, and communicate with clients and other professionals involved in the real estate transaction.
