Bert, Bart, and Beth own Whiteacre as tenants in common. Each has a one-third interest in the property. Bert is married, but has no children. Bart is single and Beth is divorced with three living children. Beth dies of a heart attack. She has a will in which she leaves her estate to her surviving children. Explain the rights of Bert, Bart, and Beth's three children, including the disposition of Beth's interest in Whiteacre.
