Answer to Question 1

Condominium ownership is a creation of statute that allows legal entities to own individual units in a building with common elements in fee simple and a percentage of the common areas as a tenant in common with other owners. The burdens of repair and maintenance of common areas are delegated to an association of fellow condo owners.
