Easements in gross are characterized by the existence of one parcel of land that is the servient estate but there is no specified parcel receiving the benefit of the easement. They are usually granted where access is needed for construction and maintenance of things like power lines or gas transmission lines. They may be sold or transferred.
Easements appurtenant are characterized by two adjoining parcels of land, with two different owners each owning each parcel. The easement benefits one parcel, the dominant estate. The party over which the easement runs has the servient estate. They run with the land to all succeeding owners. A typical example is a driveway shared by two landowners.
