  A. Good title may not be transferred until the items that appear in the title report are cleared
   B. Good title may be transferred if the seller warrants that any items that appear in the report will be cleared within thirty days
   C. Good title may be transferred if the buyer waives the items that appear on the report
   D. Good title may be transferred, but only if the pending sale is a purchase money mortgage contract
