Answer to Question 1

Condominium owners own their own individual unit in fee simple and own a percentage of the common areas.

Answer to Question 2

One way to achieve the security of home ownership is to share ownership and the related costs of upkeep and taxes with others. A CIC is a vehicle with which to accomplish this.
