A subdivision plan may need to be prepared and approved by the local government. The plan must show that each parcel conforms to the local zoning requirements and that each parcel has access to and from public roads. The process may also require the application for variances. Approval may also be based on a showing that basic utilities are provided. This includes both urban and rural areas.
