Concerning the tort of trespass, which is a correct statement?
 
  a. Even if the owner's land is rented, only the owner is allowed to bring suit for trespass, not the tenant.
  b. If the owner's land is rented, neither landlord nor the tenant is allowed to bring suit for trespass.
