ANSWER:
Because the initial principle of universal design was created by Ronald Mace, a wheelchair bound architect, if you apply those principles you will assure that all potential users will be accommodated.

1) Beginning and ending dates of the lease; 2) if the lease is renewable and under what limitations and/or costs; 3) whether or not the lease can be terminated early; 4) if lease is terminated, what penalties apply; 5) whether you can sublet; 6) who is responsible for maintenance and repairs (what is included; who pays for it; who provides materials, supplies, and tools; when maintenance and repairs will be done); 7) who is responsible for compliance with building codes.
