Potential construction delay claims should be addressed at the earliest possible time. This includes the design and specification preparation stage for the owner and architect/engineer and the bid preparation period for the contractor. By focusing and concentrating on the potential for delay claims right from the inception of projects, prudent actions could be taken by the participants to significantly reduce the number and magnitude of delay claims. Efforts in this regard should continue from the pre-construction phase to the actual construction phase and through the post construction period should any unresolved claims remain outstanding.
