The essential point to make to students regarding this question is that few investors would be willing to lend 100 of an operation's initial startup costs. There are two chief reasons this is true.

The first is that the entire risk of failure would fall on the investor if the owner/operator has no skin in the game. The second reason is that investors are naturally wary of those operators who are not willing to invest their own money in startup cost because it calls into question the operator's own faith in the project.
